Perfect setting

Micheldever is a pretty village in lovely countryside yet within easy reach of Winchester, Basingstoke and London, via the excellent train service from the local station. There are also good community services in the village including a primary school, church, shop and public house.

This is the setting for an utterly charming Grade II listed cottage which sits in the heart of the village. This principally thatched cottage dates from the 16th century and a more recent extension provides a superb sitting room with a brick fireplace and wood burning stove, French doors to the garden and a master bedroom suite above with plenty of storage and a bathroom.

The kitchen is a good size with space for relaxed dining and a further reception room doubles as a formal dining room and study. There is also a ground floor cloakroom.

A split level landing branches off to three good bedrooms, all with fitted wardrobes, and the family bathroom.

A detached home office adds to the appeal of this home and is ideal for those working from home or for use as a playroom or studio. There is also a garage at the front of the property behind which is a secluded courtyard ideal for al fresco dining. Other areas of the garden have attractive planting around the lawn and at the front a path leads through a lawn, past a well stocked herb garden to the entrance. The driveway provides parking for a number of cars and leads to the garage.

New appointment for Savills Country Department in Hampshire

Savills team in Hampshire has expanded with the appointment of Christian Warman to Savills Country Department. Christian will specialise in prime country house sales throughout the county.

Christian is not new to Savills, having joined its Sloane Street office in 2005. However, he returned to live in Hampshire six years ago and, having spent the last few years commuting into London, has decided that now is the time to transfer his wealth of experience to the country market.

Prices in the country have generally remained subdued and offer great opportunity to buyers, particularly to those looking to make a lifestyle move out of London. Savills has seen the number of buyers with a London postcode increase in recent months as they look to exploit the value gap between the Capital and the country, and this is expected to gather pace in 2016.

Christian comments: “For me Hampshire is a perfect location for people looking for a life in the country, while still having excellent train links to London and good access to the West Country. I’m very much looking forward to being part of Country Department southern team and handling sales in this wonderful part of the world, whilst maintaining links with London and International buyers.”

Christian joins an established team including Ed Sugden, Lottie Geaves and Camilla Foster of Savills Country Department.

A time to reflect and to plan ahead

Penyards Property Management, located on Southgate Street in Winchester, reports that 2015 has been an amazing year for the business, both in terms of an increased market place and market share for the company; and also, more importantly, exceeding the expectations of their landlords and tenants.

Mike Turner, Associate Director, comments: “The year started very well and we grew on our success which culminated in several record breaking months of the highest number of new instructions brought to the market by Penyards Property Management. Subsequently a large number of lets were arranged to high end tenants – both family and professional.

“The final couple of months of 2015 have seen a change in market conditions, with many properties becoming available just before Christmas which has resulted in an oversupply of property at a somewhat quieter time of year. High supply and low demand has resulted in prices falling, or properties remaining vacant.

“At Penyards Property Management, we work closely with our landlords. We let them know on a weekly basis what the market is doing, what activity we have had on their property and are proactive in suggesting marketing to achieve the required result.

“We are also now agreeing some new deals with a 15 month contract, which moves the property vacation time away from the traditionally quiet time of winter – smart thinking like this results in the landlords minimising any potential void period next time around.”
