Winchester lettings market update

Belinda Wright, Lettings Manager at Winkworth in Winchester

Traditionally one of the busiest times of the year, Winkworth Lettings is pleased to report that activity is even higher this July following the country’s referendum on leaving the EU.

Belinda Wright, Lettings Manager at Winkworth in Winchester shares her observations: “It appears that the main area to have been hit by uncertainty is within the commercial sector, especially in London, which has led to a widely-reported slow down.

“There was always going to be a sector of buyers who would either have to renegotiate on their purchase for one reason or another, or indeed would use Britain’s decision to leave the E.U. as an excuse to re-negotiate on price. Some of those who don’t have to move will possibly stay put for a while.

“If a need to move for a job is on the cards, there is evidence that some re-locators have decided to let their current home and then rent a property themselves elsewhere for the short or long term. This set of circumstances invariably creates an increase in the volume of business in the lettings market, fuelled by both supply and demand.

“When sales are slightly quieter, lettings is often busier and that is the way the market ‘see-saws’.”

From the sales point of view, Winkworth is encouraged to report that only a couple of transactions have been affected by the Brexit decision and there are still strong demands for good properties at all price points.

Belinda and her team are on hand and very happy to answer any queries from prospective landlords who would like to know more about the practicalities of offering their properties for rent.

Put an end to the parking lottery

Put an end to the parking lottery

Residential streets close to the centre of Winchester are well placed for access to the many amenities in the city but many prove unpopular with those who use their car often because it is a bit of a parking lottery when they arrive home at the end of the day.

However, here at this charming semi-detached house in Western Road, there is a private off road parking space at the front.

The accommodation is particularly appealing too, being beautifully presented and with a good layout. The entrance door being at the side means that both reception rooms run the full width of the house and the sitting room at the front takes in a lovely bay window and has an open fireplace. The dining room has a log burning stove and is open plan to the superbly fitted kitchen. An additional room on the ground floor is perfect as a study, playroom or snug and has French doors to the sunny garden.

Upstairs the two double bedrooms are accompanied by a stunning family bathroom and an en suite shower room; and there is also a ground floor cloakroom.

A pretty garden at the rear has a patio leading onto the lawn surrounded by shrubs and trees, creating privacy but keeping an open aspect.

This property has all the right ingredients conducive to a happy family lifestyle, being well positioned for access to good schools for all ages, is within walking distance of the city centre and train station for those who need to commute on a regular basis, and with extended and impeccably presented accommodation throughout. There is even a south facing garden to add to the appeal.

The house has been the subject of substantial enhancements in recent years, most notably a fantastic loft conversion with twin dormer windows providing a fabulous 18’ master bedroom and luxury bathroom.

Care has been taken to restore and enhance the character features throughout the house including stripped wooden floors, ceiling cornices and the refurbished sash windows. The two original reception rooms have been retained with the sitting room at the front taking in the large square bay window and having a lovely period fireplace suitable for an open fire. The dining room behind is currently used as a study and has exposed wooden floorboards and French doors to the garden.

A beautiful range of Shaker style units and granite work surfaces have been fitted in the kitchen incorporating integrated appliances and the exposed floorboards run through to the breakfast room which has bi-folding doors to the southerly aspect. There is also a utility room with space for laundry appliances and a door to the side.

Stairs from the entrance hall rise to the split level first floor landing, which is naturally lit by a sun pipe, and then continue up to the second floor where a large roof lantern lights the landing which opens to the master bedroom and lovely bathroom.

Well kept secret

Branksome Close is a small residential road, tucked quietly away off Kilham Lane on the fringes of Winchester where the houses are set back off the road in good size gardens. Enjoying this quiet  and little known location, this semi-detached house is, however, within easy reach of all the amenities in the city, has good access to the road network and is just a few minutes’ walk of the highly regarded Kings Secondary School.

The accommodation is arranged over two floors but there are examples in the road of loft conversions which might appeal to a purchaser looking for a future project to expand. With the size of the plot it is easy to imagine an extension either to the side or rear of the house too.

The ground floor has two reception rooms, the one at the rear opening into a conservatory and the kitchen is a good size although has not been updated in recent times.

Three good size bedrooms are arranged off the first floor landing together with a refitted family bathroom which has a contemporary finish with large format tiling.

Large gardens lie to the front and rear of the house with mature planting providing privacy. The wide driveway provides plenty of parking and access to the garage at the side of the house. The rear garden has a sunny aspect and is simply laid out and something of a blank canvas for a keen gardener.

Chris Pickard at Goadsby in Winchester says: “Situated close to the renowned Kings Secondary School, this house has all the ingredients for a fantastic family home. With a sunny garden, excellent downstairs living space and three very good sized bedrooms, the property also offers fantastic potential for further extension to the rear, or even into the loft space which……
