How to prepare your home for winter viewings

How to prepare your home for winter viewings

How to prepare your home for winter viewings

Now that the clocks have gone back and the days are getting shorter if you are marketing your home for sale it’s worth thinking about how it looks during the winter months. Don’t worry about letting the weather dictate the desirability of your property there are still plenty of buyers out looking for their dream home.

Strutt & Parker in Winchester has an excellent history with November being their busiest month for exchanges over the past few years. Jake Civardi from the local office offers tips on how to prepare your home for winter viewings:

“Warm & Cosy

When it’s cold outside, viewers become acutely aware of the temperature around them, so walking into a house that’s warm and cosy is extremely important. A cold draught raises questions of low energy efficiency and poor insulation. Make sure all your radiators are working so warmth evenly flows through each room. If you are concerned about condensation in cold weather, keep the heating on at a low even level constantly. This will also help keep the structure dry. If you have an open fire, light it when possible before viewings; not only does this add character and charm, but practically speaking, the light and heat emitted is unbeatable. The last touch – always offer a hot drink to warm the cockles!

Lighten up

At this time of year, the sun goes down much quicker, so after-work viewings may well be in total darkness. The winter solstice is on 21 December, which means an exceptionally short day and long night. Use security lights outside and on the front porch. By dotting a handful of solar garden lights on the edges of your flower beds, you……

Stunning views from landmark property

Stunning views from landmark property

As if the extensive and elegant accommodation within this unique home in Winchester were not enough, the stunning view from the elevated position on St James Lane with a southerly aspect over the city to St Catherine’s Hill marks The Pagoda House as a truly unique landmark property.

Grade II listed, the house was built in flamboyant Chinese style in 1848, for Richard Andrews, the five-time Mayor of Southampton and one of the wealthiest men in the south of England. The Pagoda House, originally designed for extravagant entertaining, has also endured periods of obscurity when, for instance it was ignominiously subdivided into three flats for use by Water Board employees, and then became the base for a tutorial school, until returning to domestic use in the late 1970s. The current owners have subsequently carried out a significant and exacting restoration programme, returning the house to its former glory with character features restored and exquisitely displayed throughout.

The accommodation extends to five thousand square feet over three floors and has a degree of versatility with a guest suite on the ground floor, together with informal living space and a superb open plan kitchen; whilst the first floor benefits from the magnificent views and wrap around balcony, which links the orangery on one side, passing the music room and the drawing room, to the open conservatory on the other. There is also a formal dining room and study on this floor.

The master bedroom takes the premium position on the top floor extending into the superb bay window and is of grand proportions with ample storage and a luxurious bathroom. Four further bedrooms, all with fitted cupboards, share the family bathroom and there is also a cloakroom on each of the three floors.

Contemporary extension opens up Victorian house

The contemporary extension at this well proportioned semi-detached house in Winchester opens up the ground floor accommodation and provides a sought after space with defined areas for relaxing and dining but which are still connected with the fabulous kitchen.

The house is approached over a traditional tiled pathway to the recessed front door which has wonderful stained glass panels. The hallway is wide and naturally lit by a window to the half landing and doors open to the separate sitting room at the front of the house where a traditional style fireplace takes centre stage and window shutters are fitted into the bay. The fabulous family space at the rear of the house has stripped floorboards running throughout, with underfloor heating in the extension, and also includes a useful utility room with a door to the side and bi-folding doors at the rear means that the dining area flows seamlessly out to the decked area of the garden.

An elegant staircase rises to the first floor where there are four bedrooms and the smart family bathroom. The two largest bedrooms have original cast iron fireplaces and the rooms at the front of the house have fitted window shutters.

The loft space offers huge potential for conversion to an impressive master suite and planning permission has been granted.

The gardens have been attractively laid out with a contemporary water feature and a decked barbecue area leading onto the lawn. The rear garden is enclosed by a combination of traditional brick and new walls, and timber fencing, and a gated pathway provides access to the front of the property.

Well positioned in Arthur Road, in Hyde, which is just a short walk from the train station, city centre,……
