Who can apply?

If you are trying to get onto the housing ladder but can't afford it, we may be able to help. The guidelines for this are as follows:

  • You have a maximum household income of less than £60,000 per annum
  • We recommend you have a household income of greater than £18,000 per annum
  • If purchasing, have savings of at least £2,500 to cover legal and other costs
  • If renting, you will need one month's rent and a deposit at the tenancy start date
  • Most schemes require sufficient savings for a deposit of 10% towards a mortgage, for example a 10% deposit on a 40% share of a property valued at £160,000 equates to £6,400
  • You must be a first time buyer or existing home owner who needs a larger home to meet your household needs (existing home owners may need to be assessed by their Local Authority)
  • You must sell your existing property if you own one
  • Applicants in mortgage or rent arrears at the time of their application or who have been in arrears within the past year are not eligible for the scheme
  • You must be able to obtain a mortgage with a 'high street' or other reputable lender
  • Homes are offered only on the basis of a maximum of one bedroom more than is needed

If you think you can afford a mortgage you should ask the advice of an independent mortgage advisor. Our specialist advisors can give you advice about mortgages and more information about the sort of schemes that might suit you best.

Where demand is very high, further priority may be given to:

  • Council and Housing Association tenants
  • Those with high priority on local council lists
  • Families
  • Keyworkers
  • First time buyers

You must be able to afford the costs of purchase on the scheme but be able to demonstrate that you are unable to purchase a property outright.

MoD Personnel

We understand the particular housing needs of Service personnel and we can offer advice on a range of options.  As keyworkers, regular Service personnel in the armed forces are often given priority for the range of HomeBuy schemes.  For details on the HomeBuy options available click here. For further details on which roles qualify for keyworker status, please see above.  Those personnel who are not covered by keyworker status can still apply for all HomeBuy schemes.

We also work very closely with the Joint Service Housing Advice Office (JSHAO), who provide information and advice on a wide range of housing options for Service personnel.  To visit their website click here. - - -

Local Authorities

We work closely with the local authorities. Click below to find out more about the local authority in your area:

Some local authorities require that you register on their housing list first before you can be offered a HomeBuy home. This rule does not apply to keyworkers.
